Why do most vans and trucks have the front wheels in front of the driver?

The obvious advantage is that there's a large crumple zone in an accident. But if you put the wheels under the front seats, you can still put a crumple zone nose on it. Here are the ups and downs that I can see:

Advantages
Shorter wheelbase makes it more maneuverable.
If you took the nose off a van, put the engine and wheels under the seats, you could add that length to the rear to make more passenger and cargo area.

Disadvantages
Smaller crumple zone
Vertical steering column

Those are just a few, but I want to know what you have to say.
